A portion of this charge will be applied to the price of an expanded appraisal service on the same property if ordered within 48 hours of the "Comparable Sales Search". The validity of the data search is limited by the fact that the appraiser has NOT seen the subject property and will provide a range of "Sales" in the subject neighborhood only, based on public record information available for the subject. The search is referred to as a "Sales Search" until the appraiser determines after an inspection that any particular sale is comparable.
